Sep 28, 2026West Bellevue prices are down about 20% from their 2022 highs, and I don't think we've hit bottom yet.
I pulled the MLS numbers for this month's Short Report. The median sales price in West Bellevue has kept sliding, and demand is thin.
For perspective, I worked through the Great Recession. From 2007 to 2012, prices fell 30–35%. Anyone who bought in 2007 couldn't sell for what they paid until around 2014. This cycle started in mid-2022, so we're now in the stretch where a bottom should start to form.
In my own neighborhood, Clyde Hill, active inventory is at an all-time high. Only three homes are pending.
That's creating real opportunities:
🏡 A home in the middle of Clyde Hill sold for $9M. It sold for $10.5M in 2021. After fees and excise tax, that seller took close to a $2M hit. You couldn't buy the land and build that home for anything near that price.
🏡 A home near Aquavista sold for $4.115M in October 2025. The owners put about $1M into a remodel and relisted it. It's now pending at $5.12M.
If you're a buyer: The question isn't whether there are deals. It's what the right price is and how flexible each seller really is. That takes someone who sees all the inventory and talks to the listing agents.
If you're a seller: This market is hard, but strategy still wins. My approach is preparation, presentation, promotion, pricing, and partnership.
