A fair caution: median price moves with the mix of homes that happen to sell in a given year, so it isn't a pure read on value. Measured per square foot, Clyde Hill has been remarkably flat for four years running.
That's the good news. Plenty of markets gave back real ground after 2022. This one didn't. Stability is worth something — especially when you're the one holding the asset.
A slow start isn't the end of the story
Six Clyde Hill homes that didn't sell on their first try came back to market and sold. Every one of them did the same thing: corrected something real — the price, the condition, the presentation — rather than simply waiting longer.
One note if you ever find yourself in that spot. Under the rules, a home has to be off market a full 90 days before its days-on-market count resets. So a quick relist doesn't reset the clock. Better to get it right the first time — and entirely fixable if you don't.
